1. Take a Senior Citizen Deduction
The IRS allows those age 65 and over to take an additional deduction worth $1,350 for single filers or $2,100 for a married couple. This also applies to individuals who do not itemize their deductions because it is added to their standard deduction.
2. Claim Stock Losses Now
Those seniors with stock losses should consider taking them before year-end. Losses are used to offset any stock gains, including gain distributions from mutual funds. In addition to offsetting gains, seniors can claim up to $3,000 in losses per year to effectively reduce taxable income for 2008. Any losses in excess of that amount are carried forward to future returns.
3. Seniors Seeking Cash Should Consider a Reverse Mortgage
Income earned from a reverse mortgage is tax free, meaning that seniors in need of cash can unlock the equity in their homes as a lump sum payment in 2008 with no tax implications. A reverse mortgage remains a viable financial tool for those 62 and older because it does not take into account credit history or a borrower’s current financial situation.
4. Pay Outstanding Medical Bills Now
An individual with either a low taxable income or large medical expenses should consider paying all outstanding medical bills before the end of the year as an additional deduction. This would include supplemental health insurance, doctor bills, hospital bills and prescription drugs. Eligible deductions also include medical mileage, the number of miles traveled to and from the doctor, pharmacy, or hospital.
5. Be Aware of Social Security Income Threshold
Those senior citizens who continue to work while drawing social security should be aware of mandated income thresholds. If income exceeds $25,000 for one person or $32,000 for a married couple, then social security begins to be counted as taxable income. This can be a large burden on senior citizens. If a senior is close to these income limits, they should consider pushing some income into next year to protect all of their social security from income taxes.
6. Understand IRS Rules for IRAs
The IRS requires taxpayers to begin withdrawing funds from their IRA’s in the year after the year they turn 70 and one half. In most cases, seniors should begin withdrawals in the year they turn 70 and one half. By waiting until the following year, seniors would be required to make two withdrawals, potentially entering them into a higher tax bracket.

GET A GRIP ON CREDIT CARD DEBT
While consumers are being urged to spend this holiday season to help bolster the economy, those who do may face big credit card bills in January.
Me, Cary Feldman right here from Waynesville/Maggie Valley I am urging consumers to make “getting out of debt” their New Year’s resolution.
In tough economic times such as these, I expect even more people to resolve to work on lowering their debt in 2009.
Statistics showing that 61% of Americans carry revolving credit card debt, with an average $10,678 balance. Atop that, the average consumer is expected to spend $832.36 on holiday merchandise.
That cost, along with previously racked up debt, and an unstable economy creates the incentive to take active steps to address the problem as soon as possible.
Here is what all reputable credit counselors encourage consumers in debt to do:
1. Stop Charging. Adding to your existing debt will only make the problem worse and counteract any other steps you take to pay down your balance.
2. Transfer Balances. Call your credit card issuers and try to transfer all of your balances to the card with the lowest interest rate. If this isn’t possible, make minimum payments on the cards with the lowest rates and pay as much as possible on the highest interest cards until they are paid off. Once you get down to one card, continue paying as much as you did to the highest interest rate card.
3. Asses Your Total Debt. Once you determine the total, use an online debt repayment calculator to experiment with different payment amounts to see what type of realistic monthly payment you’ll need to make to pay off the cards. Try the free calculator at: www.bankrate.com/brm/calc/creditcardpay.asp.
4. Increase Your Income. When you don’t have enough income to have funds remaining after expenses, the only alternative is to increase your income. Use as much of that extra income as possible to make additional credit card payments. Some income options include working overtime, seeking temporary part-time work and selling stuff on Amazon, eBay, Craigslist or through newspaper classified ads.
5. Focus. This plan will work if you maintain focus. Paying off your debt must become a priority for the duration of your plan.
There will always be temptations to charge a vacation, buy a new car or do home-improvement projects. Being conscious of every spending decision will help you meet your goals.

Sellers have dropped their prices and they are often ready to make deals so that they can move on with their plans. 2. At this time of year in this area, many sellers are facing the 'slow' winter months, so are thinking about their home not selling until the spring. Ok, it's Christmas morning and I'm working at the coffee shop.

GREAT COMMENTARY ON THE MARKETS
SEASONS GREATINGS FROM WESTERN NORTH CAROLINA. I TOOK A DRIVE THROUGH WAYNESVILLE YESTERDAY AND WENT BY ONE OF THE LOCAL CHRISTMAS TREE FARMS. BUSY AS A BEE. PEOPLE GETTING READY FOR THE HOLIDAYS.
I CAME ACROSS A GREAT ARTICLE AND THOUGHT I WOULD SHARE IT WITH YOU.

Just the other day I received a call from a seller who wanted to cancel his listing because he, “Wasn’t happy”.
What in the world makes people feel entitled to happiness just because they listed their home for sale? Listing a home for sale should make a seller feel ‘on the market’, not happy!
In the past month this seller had lost his job, was diagnosed with cancer, separated from his spouse, and his 401k lost half it’s value. I shared books, tapes, and time with him. He had breakfast with my Toastmaster group.
His property is receiving a steady stream of buyers, but no offers. He was told he needs to be patient and periodically yet aggressively reduce his price. But in addition to a sold sign, he wants to be happy.
In my opinion, it is imperative for Realtors to ask clients what they are looking for in an agent. In these turbulent times few people are happy. Many people smile, but few are elated. Agents need strong selling skills, bedside manner, compassion, and patience now more than ever before.
Agents are retained to secure a buyer in a reasonable time. They must be careful in wearing ‘too many hats’. I studied psychology in college, but I’m not a psychologist. Nor am I a priest, marriage therapist, grief counselor, or bosom buddy. I can’t sing, play a musical instrument, or make a seller happy.
Abe Lincoln said, “People are as happy as they make up their mind be”. Mr. Lincoln said that during the Civil War. Half the nation hated him. Southern Confederate soldiers wanted to do him harm. His wife was bipolar. He had a child die.
This is a wonderful time to count your blessings. Albert Einstein said, “Things that count, can’t be counted. And, things that can be counted, don’t count”. There is a reason for every season. Realtors sell houses, not happiness.

PARADES TO BE HELD IN HAYWOOD COUNTY THIS WEEKEND
MAGGIE VALLEY-WAYNESVILLE NORTH CAROLINA
The Maggie Valley Christmas Parade will be held at 6 p.m. Saturday. The parade will travel from the Ghost Town parking lot to the Maggie Valley Festival Grounds. There will be free hayrides 2-5 p.m. Saturday at the festival fair grounds.
Waynesville's annual Christmas parade starts at 6 p.m. Monday at the corner of Walnut and Main streets, rolls by First Presbyterian Church and ends just past Bogart's Restaurant. The annual Christmas parade is sponsored by Kiwanis, the Downtown Waynesville Association and the town of Waynesville.
I will try my best to snag a few good photo's for you!!!!!! Ahhh, mountain living at its best.

Before anyone who is gifted in math actually does the multiplication, etc., on this and wants to e-mail me that such and such figures aren't really right, I didn't look them up and didn't try to prove or disprove them. I suspect it all comes darned close to being the true figures. :-)

every day.
2 . This works out to $20,928 profit every minute! (I didn't check the math)

4. Wal-Mart is bigger than Home Depot + Kroger + Target +
Sears + Costco & K-Mart combined.
5. Wal-Mart employs 1.6 million people and is the largest

Readers of Condé Nast Traveler, one of the premier travel magazines in the world, have selected a Haywood County destination as one of the 100 best hotels in America.
In its 21st annual Readers’ Choice Awards (November issue) The Swag Country Inn, owned by Deener Matthews, was voted as of one of the 100 best hotels in America.
Located on the boundary of Great Smoky Mountains National Park, The Swag is located on 250 acres atop a 5,000-foot ridge off Hemphill Road in Waynesville.

Women's retailer Cache announced that it is closing 20 to 23 stores this

owner of retailers Lane Bryant , Fashion Bug , Catherines Plus Sizes
will close about 150 underperforming stores this year.
The company hasn't provided a list of specific store closures and
can't say when it will offer that info, spokeswoman Brooke Perry said
today.
Talbots , J. Jill closing stores
About a month ago, Talbots announced that it will be shuttering all 78
of its kids and men's stores. Now the company says it will close
another 22 underperforming stores.. The 22 stores will be a mix of
Talbots women's and J. Jill , another chain it owns. The closures will
occur this fiscal year, according to a company press release.
Gap Inc. closing 85 stores
In addition to its namesake chain, Gap also owns Old Navy and Banana
Republic . The company said the closures - all planned for fiscal 2008
- will be weighted toward the Gap brand.
Foot Locker to close 140 stores
In the company press release and during its conference call with
analysts today, it did not specify where the future store closures -
all planned in fiscal 2008 - will be. The company could not be
immediately reached for comment
Wickes is going out of business
Wickes Furniture is going out of business and closing all of its
stores, Wickes, a 37-year-old retailer that targets middle-income
customers, filed for bankruptcy protection last month.
Goodbye Levitz / BOMBAY - closed already
The furniture retailer, which is going out of business. Levitz first
announced it was going out of business and closing all 76 of its
stores in December. The retailer dates back to 1910 when Richard
Levitz opened his first furniture store in Lebanon , PA. In the 1960s,
the warehouse/showroom concept brought Levitz to the forefront of the
furniture industry. The local Levitz closures will follow the shutdown
of Bombay .
Zales, Piercing Pagoda closing stores
The owner of Zales and Piercing Pagoda previously said it plans to
close 82 stores by July 31. Today, it announced that it is closing
another 23 underperforming stores. The company said it's not providing
a list of specific store closures. Of the 105 locations planned
for closure, 50 are kiosks and 55 are stores.
Disney Store owner has the right to close 98 stores The Walt Disney
Company announced it acquired about 220 Disney Stores from
subsidiaries of The Children's Place Retail Stores. The exact number
of stores acquired will depend on negotiations with landlords. Those
subsidiaries of Children's Place filed for bankruptcy protection in
late March. Walt Disney in the news release said it has also obtained
the
right to close about 98 Disney Stores in the U.S. The press release
didn't list those stores.

ATLANTA - Nearly 7 months after its chief executive said there were
no plans to cut the number of its core retail stores, The Home Depot
Inc. announced Thursday that it is shuttering 15 of them amid a
slumping U.S. economy and housing market. The move will affect 1,300
employees. It is the first time the world's largest home improvement
store chain has ever closed a flagship store for performance reasons.
Its shares rose almost 5 percent. The Atlanta-based company said the
underperforming U.S.stores being closed represent less than 1 percent
of its existing stores. They will be shuttered within the next two
months.
CompUSA (CLOSED) clarifies details on store closings Any extended
warranties purchased for products through CompUSA will be honored by a
third-party provider, Assurant Solutions. Gift cards, rain checks, and
rebates purchased prior to December 12 can be redeemed at any time
during the final sale. For those who have a gadget currently in for
service with CompUSA, the repair will be completed and the gadget will
be returned to owners.

year) and 8% of company-owned brick-and-mortar stores, while remaining
mute on other rumors that it will consolidate its headquarters in
Kansas . Sprint Nextel shares are down $2.89, or nearly 25%, at the
time of this writing.
J. C. Penney, Lowe's and Office Depot are scaling back
Ethan Allen Interiors: The company announced plans to close 12 of 300
stores in an effort to cut costs.
Wilsons the Leather Experts - 158 stores
Pacific Sunwear will close its 154 Demo stores after a review of
strategic alternatives for the urban-apparel brand. Seventy-four
underperforming Demo stores closed last May.
Sharper Image: The company recently filed for bankruptcy protection
and announced that 90 of its 184 stores are closing. The retailer will
still operate 94 stores to pay off debts, but 90 of these stores have
performed poorly and also may close.
Bombay Company: (Freehold Mall store closed) The company unveiled
plans to close all 384 U.S.-based Bombay Company stores. The company's
online storefront has discontinued operations.
KB Toys posted a list of 356 stores that it is closing around the
United States as part of its bankruptcy reorganization. To see the

WAYNESVILLE – The 20th annual Haywood County Apple Harvest Festival will be held 10 a.m.-5 p.m. Saturday in historic downtown Waynesville.
The annual festival, which celebrates the beauty of the harvest season in Haywood County, features handmade arts and crafts, locally-grown apples and apple products for sale.
The festival also includes food vendors of all types, educational and information booths, authentic mountain music and dance groups and a children's fun area.

Scheduled performers for this year's festival include Hominy Valley Boys, Gypsy Bandwagon, Simple Folk and Balsam Range. There will be adult and youth cloggers throughout the day providing entertainment. With more than 25,000 people attending last year's festival, Haywood County looks forward to a great vendor turnout and a great day for our visitors, local merchants and local residents.
The Haywood County Apple Harvest Festival is presented by the Haywood County Chamber of Commerce, the Downtown Waynesville Association, the Haywood County Extension Service and the Haywood County Apple Growers.

FALL COMING TO WESTERN NORTH CAROLINA/SMOKY MOUNTAINS

When they say the most beautiful part about WESTERN NORTH CAROLINA (especially WAYNESVILLE & MAGGIE VALLEY) is that you can set your watch to the transformation of one season into the next, they are absolutely correct. It is as though someone snapped their fingers and we are now experiencing the most beautiful fall weather. The days in the mountains rarely get higher than high 60’s and already we are already experiencing some low 40’s at night. The fall season here in the SMOKEY MOUNTAINS is going to be spectacular this year (although possibly short because of the lack of rainfall this summer). WAYNESVILLE is gearing up for their annual Apple Festival and MAGGIE VALLEY just hosted Rally in the Valley. Thousands of die hard motor cycle enthusiast from all over to take advantage of some of the most beautiful mountain roads, especially those along the BLUE RIDGE PARKWAY.
I will update you in a few weeks as the The Fall really starts to set in. I can already smell the logs burning in all those MOUNTAIN CABINS!!!!!!!!!!!

Welcome to my blog!
I wanted to start a blog to share with you the secret that I've been living in for the past five years. Waynesville, North Carolina has been our home since we left Fort Lauderdale, Florida a few years ago. We've never looked back.
